Privacy policy

Effective October 6, 2026. This policy covers the Markup Maps web app at app.markupmaps.com, the Markup Maps iPhone and iPad app, and this website.

Who we are

Markup Maps is operated by Xennial LLC, a Wyoming limited liability company. Questions about this policy go to help@markupmaps.com.

What we collect

  • Account details. Your name, email address and password. Passwords are stored only as a one-way hash.
  • Project content you add. Drawings and map layers you upload, markups, form entries, quantities, work sets, and the photos, videos and files you attach.
  • Location. The iPhone and iPad app uses your device's location only while the app is open, to show where you are on the project map and to record where a markup or photo was captured. The web app asks for location only when you capture a photo or markup with it. We do not track location in the background.
  • Photos. Photos come from your camera or from photos you choose in your library. We keep the location recorded with a photo so it appears in the right place on the map.
  • Device and technical information. The iPhone and iPad app creates a random identifier for your device so it can sync reliably. Our servers keep standard logs (IP address, browser or device type, and times of requests) for security and troubleshooting.

We don't use advertising, we don't track you across other companies' apps or websites, and we don't sell your information. This website uses no cookies or analytics.

How we use it

We use this information to run Markup Maps for you and your team: to sign you in, store and sync your projects, show your content on the map, send invitations your teammates request, keep the service secure, and answer your support requests.

Who can see your content

Project content is visible to the members of the account it belongs to, according to the roles your account administrators assign. We don't share it with anyone else except the service providers below, or when the law requires it.

Service providers

These companies process data on our behalf to run the service:

  • Railway hosts our application servers.
  • Neon hosts our database.
  • Google Cloud Storage stores uploaded files, photos and offline map packs.
  • SendGrid delivers invitation emails.
  • Google Gemini receives file names, layer names and coordinate-system details from drawings you upload, so we can suggest how to place and organize them. It does not receive your photos.
  • Map providers (CARTO, MapTiler and Google Street View) serve map imagery. Like any website you load images from, they receive your IP address and the map area being viewed.
  • OpenStreetMap Nominatim looks up addresses you search for.

Our servers and file storage are in the United States.

How long we keep it

We keep your account and project content for as long as your account is active. You can ask us to delete your account and its content at any time by emailing help@markupmaps.com from the address on your account. We'll confirm the request and complete the deletion within 30 days. Copies in our backups are removed as those backups expire.

Security

All traffic to Markup Maps is encrypted with HTTPS. Access to project content is limited to members of its account, and access to our systems is limited to the people who operate the service.

Children

Markup Maps is a tool for construction professionals and is not directed to children under 13. We don't knowingly collect information from them.

Changes to this policy

If we change this policy, we'll update the effective date above, and for significant changes we'll notify account holders by email.
